What's Included

Surface cleaning

Debris, dirt and loose material are cleared so the sealer bonds to the asphalt.

Crack sealing first

Cracks are filled with hot-pour rubberized sealant before sealcoating, so water can't get under the new coat.

Oil spot treatment

Oil and fuel stains are treated so they don't bleed through the new surface.

Commercial-grade sealer

Sealer is applied evenly across the whole surface, with extra attention in high-traffic lanes.

Re-striping

Once the sealer cures, we put your stall lines, ADA stalls and markings back down, sharp and bright on the new black surface.

    Schedule a dry window

    Sealcoating needs dry pavement and mild temperatures, so we plan the job around the weather and your hours.

    Prep the surface

    Cleaning, crack sealing and oil spot treatment come first. Good prep is what makes a sealcoat last.

    Apply the sealer

    The sealer goes down in even coats across the lot or driveway.

  5. 05

    Cure and re-stripe

    Traffic stays off while it cures, then we re-stripe so the lot is ready to use.

Sealcoating Questions

How often should asphalt be sealcoated?

How long a sealcoat lasts depends on a few things. The biggest are how much traffic the surface gets, harsh weather and road salt, and how the sealer was applied. Most residential and light-traffic surfaces get about 3–5 years before a fresh coat is recommended. Busier commercial lots may need it sooner.

When is sealcoating season in Southwest Washington?

Sealcoating needs dry pavement and mild temperatures, so most of the work here happens from late spring through early fall. We watch the forecast and schedule around dry stretches.

How long do I need to stay off fresh sealcoat?

The industry standard is 48 hours after application before any vehicle traffic, so the sealer can cure properly. Fresh sealer may look dry and handle foot traffic sooner, but the weight of vehicle tires can tear it apart before it has fully cured.

Does sealcoating fix cracks and potholes?

No. Sealcoat protects the surface but doesn't fill cracks or holes on its own. That's why we crack seal and repair potholes first, then sealcoat over the top.
