Cracks are how water gets under asphalt. Once it's in, rain and freeze-thaw cycles weaken the base, cracks spread, and potholes follow. Sealing cracks early is one of the cheapest ways to make a parking lot or driveway last longer.
Patriot Pavement Markings seals cracks with commercial-grade, hot-pour rubberized sealant to help extend the life of your pavement. Keep in mind that crack sealing slows damage but doesn't stop it for good. Over time, sealed cracks can reopen and grow as the asphalt naturally flexes and the base underneath, already weakened by water erosion, continues to move.
What's Included
Crack cleaning
Cracks are cleared of dirt, weeds and loose material so the sealant bonds to clean, dry edges.
Hot-pour rubberized sealant
Sealant is heated and poured into the crack, where it stays flexible as the pavement expands and contracts.
Sealed and finished
Cracks are filled and finished flush with the surface for a clean, even look.

Crack Sealing Questions
Which cracks should be sealed?
Most cracks wider than a hairline are worth sealing, especially long cracks and ones near drains or where water sits. Alligator cracking (a web of connected cracks) usually means the base is failing and needs repair instead, and we'll tell you if that's the case.
Why hot-pour rubberized sealant?
It stays flexible, so it moves with the asphalt through hot summers and wet, cold winters instead of cracking out of the joint the way cheaper fillers can.
Should I crack seal before sealcoating?
Yes. Sealcoat alone won't fill cracks. Sealing cracks first keeps water out from under the new coat, and the two together give you the best protection.
How soon can cars drive on it?
